What Actually Moves Your Number
Panel material is the biggest factor. Steel costs less than aluminum but can be more prone to rust over decades near the coast without a quality coating. Aluminum resists corrosion better in salt air but costs more per square foot and needs slightly different fastening. Roof pitch and complexity come next. A simple gable roof with few penetrations is the fastest, cheapest install. A roof with multiple valleys, dormers, skylights, and a steep pitch takes longer and needs more flashing detail, which adds labor cost even at the same square footage.
Tear-off condition is the wildcard. We quote tear-off separately from the new roof because we don't know exactly what's under the old roofing until it comes off. A clean single-layer tear-off with sound decking costs less than a job that turns up rotted plywood needing replacement.
What's Usually Included
Our installed price includes tear-off of one existing layer, synthetic high-temperature underlayment, panels, trim, ridge caps, and flashing at penetrations. It does not include decking replacement beyond a small allowance, which we quote separately once we've seen what's underneath.

Why is standing seam so much more expensive than a basic metal panel?
The concealed-fastener clip system, the mechanical seaming equipment, and the tighter installation tolerances all add labor and material cost over a panel that's simply screwed down. That cost buys you a system with fewer future failure points.
