Not every metal roof needs to be standing seam. If you're building new and watching the budget, or you own a workshop, barn, or rental property where the top-tier system doesn't pencil out, an exposed-fastener panel, sometimes called R-panel or 5V-crimp, gets you a metal roof at a lower installed cost. The tradeoff is fasteners drilled straight through the panel face with a rubber washer sealing each one. Those washers hold up for years, but they do eventually dry out and need re-tightening or replacement, which is maintenance a standing seam roof doesn't require.

How An Installation Goes

  1. We assess the deck. New construction gets inspected against plan; existing roofs get checked for rot, soft spots, and proper slope before anything goes on top.
  2. We confirm panel system and layout, panel width, run direction, and how valleys and hips will be handled.
  3. We install underlayment rated for this climate, synthetic, high-temperature underlayment that handles the heat metal panels absorb in direct Gulf coast sun.
  4. We set panels from eave to ridge, keeping runs square and fasteners or clips on spec the entire way up.
  5. We flash and trim every edge, ridge caps, rake trim, and drip edge, since trim work is where most amateur installs fail first.

What Makes This Harder

Roof pitch changes everything about an install. A steep pitch is safer for water runoff but slower and riskier to work on, which adds labor time. Unpermitted additions are the other surprise, a lean-to or carport added without matching the original roof structure sometimes needs extra framing before it can carry a metal panel system at all.

Job Duration

A straightforward new-construction install on a simple gable roof runs 2 to 3 days. Roofs with multiple valleys, dormers, or a steeper pitch typically run 3 to 5 days. We give you a specific estimate once we've measured, not a range pulled from a brochure.

One thing that sets this apart: we inspect and photograph the decking before covering it, so you have a record of what was underneath before the new roof went on.

One limit to know: we don't install over rotted or undersized decking. If the deck needs replacement first, that's a separate line item we'll show you before starting, not a surprise change order mid-job.

What's the difference between R-panel and standing seam, really?

R-panel and similar exposed-fastener systems are held down with screws driven through the panel face. Standing seam panels lock together and the fasteners hide underneath the seam. Standing seam costs more and holds up longer with less maintenance.

Can you install metal roofing on a low-slope roof?

Below a 3:12 pitch, we typically recommend mechanically seamed standing seam with additional sealant at the seams, not snap-lock panels or exposed-fastener systems, which aren't rated for standing water at low slopes.
